Please read these terms and conditions carefully before directly booking your stay at “The Oasis Sunset Beach” vacation rental located in Sunset Beach, California.

• To secure your reservation, a deposit of 50% of the total rental fee is required at the time of booking.
   
• The remaining balance is due no later than 14 days prior to your arrival date.
   
• Payments are subject to the cancellation policy below.
   

• Full Refund: Guests may cancel within 24 hours of booking, provided the cancellation occurs at least 14 days before check-in.
   
• Partial Refund: Cancellations made 14 or more days before check-in (but outside the 24-hour window) will result in a cancellation fee equal to 50% of the total booking amount.
   
• No Refund: Cancellations made less than 14 days before check-in are non-refundable.
   

• Check-in: 4:00 PM local time
   
• Check-out: 10:00 AM local time
   
• Early check-in and late check-out may be accommodated upon request and subject to availability.
   

• Maximum occupancy: 10 guests, including adults and children.
   
• The property is for residential use only.
   
• Parties, events, or gatherings are not permitted without prior written approval.
   
• Guests must comply with all Huntington Beach ordinances, including noise, parking, and short-term rental rules, and respect the privacy of neighbors.
   

• Guests are responsible for any damage, loss, or excessive cleaning costs resulting from their stay, excluding normal wear and tear.
   
• The property owner reserves the right to charge the payment method on file for repair or replacement costs related to damages, missing items, or rule violations.
   

• Dogs are permitted only if the $150 pet fee (for up to two dogs) has been paid in advance.
   
• Cats are not permitted.
   
• Smoking is strictly prohibited inside the property. A cleaning fee will be applied for any evidence of smoking indoors.
   

To the maximum extent permitted by California law, guests acknowledge that they occupy the property at their own risk and agree that the owners of “The Oasis Sunset Beach” are not liable for accidents, injuries, or loss of personal property resulting from the ordinary use of the rental. This waiver does not limit liability for negligence or intentional acts.

The property manager reserves the right to enter the rental, with reasonable notice, for inspection, maintenance, or repairs.

Guests must comply with the posted House Rules.

These terms and conditions are governed by the laws of the State of California. Any disputes shall be resolved in California courts. Guests agree to attempt good-faith resolution of disputes through discussion or mediation before pursuing legal action.
